Our fixed fee philosophy
Regardless of its size and location, the costs of letting out a property are relatively similar. So, why should you pay more to a letting agent
simply because you happen to have a nice property in a desirable location?

In fact, a more expensive property in a nice location will generally appeal to more responsible tenants, who tend to be reliable with their
rent and take care of the property, hence making a letting agent’s job simpler and helping make it possible for us to charge our low fixed
fee.

No VAT
As a small local dedicated letting business we are not VAT registered and as such, you instantly save 20% with us versus the big chain
agencies.

No hidden extras
We are completely transparent on our charges, making them easy-to-understand and our additional, optional services:  EPC’s, Gas
Safety Certificates which are clearly priced.
The only other costs you should expect to pay is for maintenance to your property - we do not charge to organise routine maintenance nor
‘markup’ invoices for our own gain.We show all the fees you will ever pay us in our service & fees page.

Full move-in process
Whilst some agents simply sign the paperwork and hand over the keys, we take the time to meet the new tenants at the property and
complete a full move-in process to get the tenancy off to the best start possible.

This includes familiarising the tenants with their new property, showing them how the heating and appliances work, along with where the
emergency switches are, whilst fulfilling key administrative tasks such as meter readings and checking through the inventory with them.

Free carbon monoxide alarm
Every year over 200 people go to hospital with suspected carbon monoxide poisoning, which leads to around 40 deaths a year in the
UK.Whilst we ensure all of our properties have the required annual gas safety inspection as an added precaution we will install a free
carbon monoxide alarm in the properties under our management.Even though carbon monoxide alarm is not legal requirement but it is a
small cost to MISTER LETTING to help ensure that the tenants are safe.

EPC & Gas Safety Certificates
To make life easier for you, we can organise the required paperwork so your property complies with the compulsory current legislation.
We do not, however, enforce this upon you should you wish to arrange these certificates yourself.

Competent trades-people at a fair price
With MISTER LETTINGS you can specify your own trades-people to be used, if you prefer.MISTER LETTINGS will provide you with the
original invoices for any costs occurred, without charging a mark-up or commission for organising the work.

Available 7 days a week
MISTER LETTINGS has a system in place so we are contactable outside the business hours.This is important so we can resolve any
maintenance issues (particularly emergencies) as soon as possible, rather than tenants having to wait until our ‘office hours’.Also, we
provide our service all week long, recognising that weekend is a popular time of the week for tenants to communicate about their tenancy
and conduct viewings.
