Landlords Fees
LP Lettings offers three levels of service, Find Only, Rent Collect and Managed which all include the following;
Visiting the Property and advising as to the likely rental income.
Advertising and generally marketing the Property.
Undertaking thorough reference checks through an independent company.
Arranging, if required by the Landlord, for an Inventory and Schedule of Condition to be compiled.
Preparing the Tenancy Agreement
Taking a deposit from the Tenant and registering it with the DPS.

Arranging for a Check In and Check Out at the start and end of the tenancy. We strongly advise Landlords to have
a professional inventory compiled by an independent inventory clerk.

Our Rent Collect and Managed services will also include;
On receipt of cleared rental funds, accounting to the Landlord, less any commissions, invoices or other payments
regarding the property.
Preparing and submitting a Statement of Account to the Landlord on a monthly basis.
Monitoring payments and advising the Landlord on the status of any late Rent payment and the action being taken.

In addition to the above, our fully Managed Service includes the following;
Notifying the relevant utility companies and council tax of the Tenants details for billing.  We are unable to inform
telecommunication companies who will not take instructions from a third party.

Carrying out regular inspections of the Property and reporting to the Landlord thereafter.

Handling all reported faults at the Property by instructing a qualified contractor to repair as appropriate.
Notifying the Landlord (except in emergencies) if the cost of any repair or replacement is likely to exceed  £250 +
VAT.

Paying contractors for works carried out to the Property from monies held on account.
A float of £250 is required at the commencement and during the term of the management so that we are able to meet
any expenditure on the Landlord’s behalf.

Void Management Service
We can manage your property before it is let or for any vacant period between tenancies.  The cost for this is £50 per
week. 

Renewals and Extensions
We will endeavour to contact both Landlord and Tenant 2 months prior to the end of the tenancy to negotiate an
extension of the tenancy if so required.
We will draw up the appropriate documents for signature by both parties.  The charge to the Landlord is £75.

8% of the total rent for the fixed term
Rent Collect
10% of the total rent, deducted monthly
Managed
12% of the total rent, deducted monthly
Tenancy Preparation Fee £135
Registration of Deposit £25
Tenancy Renewal £75
Vacant Management Fee £50 pw
Once an offer has been accepted by both parties either verbally or in writing and the Tenancy Agreements drawn up
(in final draft or not) should you, the Landlord, not wish to proceed there is a penalty charge of £125 as an out of
pocket cost.

Inventory Re-type  £50
If the property is furnished, an extra 15% will be added to the above.
