The Landlord and Tenant Act 1985 states that a Landlord is responsible .... "to keep in repair and proper

working order the installations in the dwelling house for the supply of water, gas and electricity...."

In 1996 the government made law that all landlords who rent part, or all of a property, must have all gas

appliances and pipe work checked and a certificate to prove it every 12 months.
